If you have had your home on the market for any time at all, it is highly likely that you have run into some “last-minute showing” panic. Getting a call from an agent informing you that a potential showing will occur can cause some anxiety, especially if your Lake of the Ozarks home for sale is not as spic-and-span and you would like it to be.  As a real estate agent at the Lake of the Ozarks, I am here to share some tips on keeping your home ready for a showing, no matter how last-minute.

1. Keep Your Home Clean the Easy Way

Lock any rooms that are already staged that you do not use daily.  This will help keep them as clean as possible, and you will only have to do a quick clean before a showing.  Also, keep up with the little things every day.  Making a list of small chores, such as sweeping the kitchen and wiping all surfaces, will make it much easier to keep up your home between deep cleaning days.

2. Start Packing Now

Any items that you are not using currently, either trash, donate, or pack!  Having a functional outlook on packing will be helpful, as well.  If you do not have a storage facility or have items you use occasionally, storing these items in colored and labeled bins neatly in the garage can be of great help.  This way, you can easily access any item you may need, but are also keeping your home and garage neat.  Another plus with this method is that you have already completed a large portion of your packing.

3. Create New Habits

Just as sweeping the kitchen floor every night after dinner will become a new daily habit, get in the routine of tidying up before leaving the house every morning.  Assume that your home will be shown while you are away.  Make your bed every morning.  Put all bathroom item away immediately after use.  Put your used coffee cup in the dishwasher, not the sink.  Take out the trash on your way out the door.  These are just small morning habits that can boost your home’s overall appeal to a buyer and will keep your home tidy and ready to show.

4. Keep Your Home Smelling Delicious

You don’t have to bake cookies every day in order to keep your home smelling that way.  Instead of dirtying all those dishes, use candles or wax warmers that smell like fresh-baked goods.  Using linen scented smells also keeps your home smelling fresh, without being too over-powering.

5.  No Time to Deep Clean?

You should have a designated day to deep clean your home. I recommend doing this at least once a week.  If cleaning day comes and you do not have time to clean every room of your house, make sure to focus on the bathroom and the kitchen.  These two areas of the home are most likely to be noticed by buyers if they are not sparkling.  Keeping up with the bathroom and the kitchen daily is important, but try to deep clean these areas once a week, or more often as needed.

Follow these tips to keep your home ready to show, no matter the time or day.  Assume that someone will be looking at your home every day, and you will be more successful in the real estate market.  If you’re ready to list your home for sale at the Lake of the Ozarks, give me a call today!
